- Collects the necessary data from site and drawing works of take-off sheet and specification and bill of quantities in detail with consulting designer and site engineers;
- Checks the quality, as well as the quantity of submitted variation, payments and contract are as per standards and requirements of the contract;
- Collection and organization of required information to fill out the tender preparation and evaluation,
- Collection and organization Material price and availability assessment, Equipment rental price and labor wage,
- Updating Resource Breakdown for each variation and contract item of the breakdown,
- Works in cooperation with the site engineer and design division regarding customer needs (addendums house handover and any relating works, etc.)of houses and facilities;
- Sub-Contracting- to let out all or part of work items in a contract to be done by other contractors or manufactures.
- Prepare the detail BOQ to get a good estimation to do Piece rate contract Construction activities which can be done with a fixed piece rate & not required redundant variations.
- Conducts post-completion cost analysis for all projects;
- verify measurement and payment certificates submitted by Contractors;
- verify Issues certificates for payment to contractors;
- Checks the construction work for completion and prepares Certificate of Completion (provisional acceptance), Maintenance Certificate (final acceptance) and Final Account;
- Verify Issues for received letters from house buyers on optional finishing materials, prepares cost breakdown and get approval from supervisor and consultant and the GM and inform the cost difference to accounts/finance and follows up settlement.
- Make sure that current prices of basic materials are collected or checked on a monthly basis in order to be able to calculate price escalations in accordance with the signed contract agreement or give to marketing as annex of basic price to contract agreements
- Draft efficient procedures for verifying Contractor performance and reporting progress and problems in a timely manner, including quality control reports, quantity survey records, requests for variation or change orders, and Contractor’s claims and invoices
- Submit monthly work progress report to the concerned supervisor. Use a standard format for this. This helps to aware the management on recent relevant developments.
- Verify and report the Submitted monthly work plans and schedules to the Department Head and to the relevant work units.
- Prepares and submits monthly, quarterly and annual progress reports to the responsible body
- Performs other duties assigned by the Contract Admin Head
